CHECK-IN INSTRUCTIONS & GUIDEBOOK:
Our check-in guide will be sent before your stay. It will include instructions on how to access the property & rules of your stay.
SAME-DAY BOOKINGS:
In order to make arrangements for housekeeping and check-in requirements, we require a booking lead time of at least one day. Hence, we cannot assure a 3pm check-in time for last-minute bookings, particularly when there is a departing guest. Guest who have made advance reservations and need to be checked-in are given priority over last minute bookings.
EARLY CHECK-IN REQUESTS:
We recommend planning for a 3 pm check-in. Once your accommodation is ready, we’ll notify you. If you need earlier access, booking the night before is an option, subject to availability. While we strive to meet early check-in requests, please understand that, unlike hotels, we don’t have alternative rooms to offer. If there’s a guest checking out on the same day as your arrival, our housekeeping team needs adequate time to prepare the space. We appreciate your patience and understanding in such cases.
LATE CHECK-OUT REQUESTS:
Depending on our bookings and housekeeping schedule, we may be able to offer a later check-out. Please reach out to us before 8 pm the night before your departure to confirm if this can be arranged. While we will do our best to accommodate your request, if you need to check out after 12 pm, an additional night’s fee will apply. This payment must be made via the Airbnb Resolution Centre by the night before your check-out, or housekeeping will be scheduled for the standard 10 am check-out time.
STARTER SUPPLIES:
To ensure a comfortable start to your stay, we provide complimentary essential supplies, including shampoo, conditioner, body wash, toilet paper, and a few other items. Please note that these are intended as starter supplies and may not last the entire duration of your booking. They are provided to help you settle in without the immediate need to visit a supermarket.
PORTACOT & HIGHCHAIR:
Both are available upon request for your convenience. Please note, for safety and hygiene reasons, we do not provide linens or mattresses for the portacot. This is to protect your baby’s sensitive skin from potential reactions to the detergents used by commercial laundries. We recommend using your own familiar fabrics, linens, and mattress to ensure your baby’s comfort and avoid any sensitivities. However, the portacot does come with a padded mat for the base.
FURTHER INFORMATION TO NOTE:
There is a sensor in the apartment’s living area, which is NOT a camera or recording device. It monitors noise levels, environmental factors (temperature and humidity), and occupancy (motion and the number of mobile devices nearby). It does not record raw audio, and the data is presented only as graphs and numbers, not images or recordings.
Parties, gatherings or social events are not allowed at any time during the stay. Please note that any disturbances will endure immediate cancelation of the booking.
LISTING DISCLOSURE
By confirming your reservation, you acknowledge that you have thoroughly reviewed the listing and house rules. As a result, any information disclosed during the booking process cannot be used as a basis for grievances.

Before settling in, please take a moment to read through these house rules. If anything is unclear, feel free to contact me so I can clarify and avoid any misunderstandings.
House Rules:
Rule 1: Respect check-in and check-out times
Check-out is at 10am. No exceptions unless arranged at the time of booking.
Unauthorized late check-outs will incur a $50/hr fee.
Check-outs past noon will result in a fee equivalent to a day’s base rate without discounts. This fee does not grant possession of the property for the day.
Rule 2: No parties or events
Parties are strictly prohibited. Violation of this rule will result in immediate eviction without refund.
Rule 3: No smoking
Smoking inside the property is prohibited and will result in a $250+ fee for professional cleaning and deodorizing.
Rule 4: No pets allowed
Pets are not allowed due to hygiene and health reasons. Violating this rule will result in a cleaning fee equivalent to the initial cleaning fee.
Rule 5: Keep noise levels down
Quiet hours are from 10pm to 8am daily. Any noise complaint, even outside these hours, may result in eviction without refund.
Rule 6: Report damages or left behind items
Please report any damages immediately. Additional charges may apply for replacements.
If you leave items behind, we can mail them to you. A $30 fee plus postage will be charged to cover handling and mailing costs.
Rule 7: Take care of your keys
Locked out? A $50 fee applies for assistance, rising to $150 after 6pm and on weekends.
Lost keys or access swipes incur a $500 replacement fee due to lock changes.
Rule 8: No unregistered guests
Only guests included in the reservation are allowed. Unauthorized guests will incur a $100 fine per person, and your booking may be cancelled without refund.
Rule 9: Treat the property with care
Please keep the property clean and return it to the condition you found it. Excess cleaning due to messes may result in additional fees.
Avoid leaving food out, as it can attract pests, leading to pest control charges.
Rule 10: No illegal substances
The storage or use of illegal substances is strictly prohibited. Violating this rule will result in eviction without refund.
Additional Information:
Portacots and Highchairs are available upon request. Please let us know early to ensure availability.
We provide toiletries and essentials for approximately 3 days. If you need more, you can restock from nearby stores or request replenishments for a fee.
For the fastest communication, please message us via the booking portal. Text messages to my phone number will not be received, as we use an online system.
